All Weather Equity Ltd’s Portfolio Building Service offers a low cost approach to property investment for those who appreciate the wealth-building opportunity but don’t have the time, the knowledge or the desire to do it themselves.
Using our power team of property sourcing, financial and legal experts we offer a simple solution requiring the minimum input from the investor. You can relax knowing that we will do all the work for you and deliver to you a portfolio designed to your specifications.
Our role doesn’t end there. We offer an ongoing tenant finding and full management service so all you have to do is sit back and wait for the value of your portfolio to increase. Unlike other similar services we do not dictate the size of your portfolio nor the time taken to build it. The first thing we will do is listen to you and develop a plan for a portfolio that will deliver the cash-flow and long-term growth that you require to achieve your property investment goals.
Once we have agreed on the size and speed with which you want to build your portfolio we put contracts in place to reflect what has been agreed and to protect both parties. This means that you have guarantees in place before parting with any cash. An initial fee is paid upfront to cover some of our costs in building a portfolio for you and also to cover any legal and finance fees which are paid for upfront. We will then begin to source properties for you in line with the agreed plan. Suitable properties are sourced by our experts, which we are able to acquire for our clients at considerable discounts from the true open market value. The discount is dependent on the property market and the deposit required by the lenders in that market. In a rising market a lower discount will typically be achievable but we would expect smaller deposits to be required in this market. We will do all the research on the property and charge you a specific fee agreed in advance so that you know exactly what funds you will need to build your portfolio and will not be surprised by any hidden charges. The client will have a property with at least 15% equity and a substantial return on investment on Day 1. On average over the last 30 years, property values have doubled every 7-10 years and rental income has doubled every 9-12 years. This means that as time progresses you will be able to release equity from each property you purchase by remortgaging and this equity release will be available to you as tax-free cash. Our clients come from all walks of life and do not need to have a large amount of cash sitting in their bank account. Many people have equity tied up in their own property which is not working for them. Our financial experts can work with you to arrange a drawdown facility on your current property to release equity. For every additional £20,000 you borrow against your property you will be charged £100 per month assuming a mortgage rate of 6%. With £20,000 to invest you can earn a monthly cash-flow from your investment portfolio which will more than cover the £100 extra payment. There is also the added benefit that you only get charged for your drawdown facility when you withdraw the money and as soon as you repay it the charge disappears.
When the property is ready to complete the client must provide the remaining Property Completion Fee.
